Cash Out Quotes

Sometimes a person would be better off having money now than waiting years to collect monthly payments. They can receive cash TODAY to meet their needs. Contract Exchange is a major marketplace for Real Estate Contracts. Millions of dollars of RE Contracts and even Business Notes have been sold to Contract Exchange by satisfied customers. Sellers have the option of selling all or only part of their contracts. We purchase an extensive range of notes and instruments:

  • Residential
  • Multi-family
  • Farm
  • Lots
  • Commercial Real Estate
  • Business Notes

Most of our business comes from people referred by satisfied customers. Direct purchasing, large funding sources, and intimate knowledge of Midwestern markets enable you to receive the best possible price for your paper.

If you are looking to sell your current home or a property you own on Contract we can also provide you with terms to help you sell it for, and a quote for what we would pay for such a Contract. This can be a valuable tool for transferring property out of estates, selling property in hard to market neighborhoods, and even small rural markets.

Origination

The Dodd-Frank Financial Reform Bill of 2010 radically changed the mortgage lending market. Some seller financiers are pulled under the purview of this new law and the newly created Consumer Financial Protection Bureau. The SAFE Act of 2008 defined a loan originator as anyone who “for compensation or gain takes an application for a closed-end real estate transaction.” Real Estate Contracts fall under this broad definition. If you are someone who makes and negotiates Real Estate Contracts these laws could apply to YOU!

Contract Exchange has responded in kind by hiring a licensed loan originator and becoming licensed as a Mortgage Banker in the State of Iowa, regulated by the State Banking Division.

Does your business rely upon the use of Real Estate Contracts? Gain peace of mind by working with CEC to originate your contracts in a fast, professional, and compliant manner. We will handle taking Buyer applications, underwriting, and verification. We can guide you in setting terms that are comply with the new regulations and leave you in a defensible legal position.

There is a nominal fee for each loan originated and our service is provided with the understanding that Contract Exchange will service any Contracts it originates for you to ensure continued compliance with Iowa Code.
